If my landlord does not perform repairs on my San Francisco apartment, what should I do?
According to the San Francisco Rent Board, if the repairs to your San Francisco apartment are not made within a reasonable time after you’ve notified your landlord, you should contact the Department of Building Inspection or the Department of Public Health to request an inspection. Thirty days is generally considered a reasonable time for completing most repair work. However, for critical issues such as lack of heat or a sewage back up, two days is generally considered a reasonable time frame.
You should obtain a copy of the inspection report and any Notice of Violation that is issued by the inspector.
Tenants may also file a Tenant Petition at the Rent Board for a rent reduction if the apartment conditions represent a substantial decrease in housing services. If the petition is granted, the rent reduction usually begins with the date the tenant first notified the landlord of the problem in their San Francisco apartment.
